What Is a Major Site Plan?

 


A major site plan is an engineering or architectural drawing that illustrates all the construction and other improvements to be placed on a property. The plan may be a single sheet of paper or a computer generated graphic, such as a digital image.

The site plan also needs to meet a number of other requirements to be considered complete. The following items are typically required:

a) A concept map of 메이저사이트 the proposed development, including a street grid and any existing or future zoning districts (e.g., commercial district, industrial district, or mixed use districts) b) A site map indicating all proposed buildings and structures, and any ancillary facilities such as parking and sidewalks, c) A site plan showing the location of the development and any site-specific drainage, life/safety, and water, sewer, and paving requirements, d) An architectural and/or engineering certificate of an Iowa licensed professional engineer and/or architect, as applicable, in responsible charge of the preparation of the site plan, as required by the Iowa Code, and e) Finally, a plan to identify the location within Special Development Areas per Article 13-2, if applicable.

In the City of Oregon City, we don’t limit ourselves to one single type of development; new commercial, industrial, and residential developments, along with many alterations to existing facilities and sites require planning review for compliance with our community adopted standards as laid out in our Municipal Code. The process for approving a site plan and securing the building permit for a new development can take as little as 2 to 6 months, depending on the complexity of the proposal and whether or not it requires any additional City review or approval.
